Our Reports are prepared with great care and attention to detail. Reports highlight major defects, minor defects, incomplete and sub-standard work or materials, andsafety hazards. Reports are in accordance with relevant current Australian Standards AS4349.1-2007- Pre-purchase Inspection Residential Buildings, and AS4349.0-2007 - General Requirements. Timber Pest Reports are in accordance with Australian Standards AS4349.3-1998.

We use a specialized hand-held computer Inspection & Report System which allows us to provide you with a detailed, easy to read Report electronically by the following business day.We include a Summary of the Inspector's findingsand the Inspector's recommendations for rectification as well as any relevant photos. In our Handover Reports we also provide a separate Summary of Findings for you to send to the Builder.

An assessment of the overall condition of the property is included in the Report where the building is compared to other buildings of similar age and construction. Items found that require attention are listed under the appropriate sub-headings within the body of the Report. For ease of reading, some of these items are also listed in the Summary of Findings at the front of the Report.

A new home or property is a large investment and the whole building process is generally an emotionally stressful time for the new home owner or property investor. Lending Authorities, Council Inspectors and Certifiers only check the building for their own specific requirements; they are not checking to make sure everything is being built to a high quality of workmanship, materials and finishes. That is why it is important to engage an independent Building Inspector to carry out quality assurance inspections, an expert who is on your side looking after your interests. ASBIR will help give you peace of mind by providing inspections at all major building stages during construction and at completion of your new property.

Building Stageand Other Inspections for New Homes recommended by ASBIR.....

  • Base/Slab Stage – Inspection of footings and slab area prior to pouring of concrete.
  • Frame Stage – Inspection of completed frame and roof frame structure before interior wall linings are installed.
  • Enclosed/Lock-up Stage – Inspection of roof cladding, external walls, doors and windows, and waterproofing before tiling of wet areas.
  • Fixing/Pre-Painting Stage – Inspection after of internal fixtures, fittings, interior and finishing of carpentry prior to painting.
  • Practical Completion -Inspection of completed home for defects prior to Handover. Note: An inspection to check Contract Inclusions is also available. (See Handover Inspections Page for more details)
  • Handover – Final Inspection of items from Pre-Handover Report at Handover/Settlement. (See Handover Inspections Page for more details)

We will conduct a thorough inspection of all accessible areas of the property in accordance with Australian Standards AS4349.1 to highlight any structural issues, building defects, incomplete construction, potential problem areas, safety issues etc. and timber pest damage or infestation in accordance with AS4349.3. We perform tests where appropriate to detect termite activity using specific detection methods which include; Listening, Visual and Probing Devices, Tapping Tools, and a Moisture Detecting Meter.With ASBIR there’s no conflict of interest as we don’t sell termite barriers or pest treatments. You will receive a comprehensive, easy to read Building Reportand a separate Timber Pest Reportelectronically by the following day, in most cases. Our Reports also containthe Inspector's recommendations,digital photos and a Summary ofFindings.

ASBIR Inspects and Reports on the following; (as applicable)

  • Overall Condition: An assessment of the incidence of major defects, minor defects, safety issues, and the overall condition of the property; A summary of the areas inspected, areas not inspected, areas where access was impaired, high risk areas; etc.
  • Roof System: Roof coverings, fascias, barge boards, guttering, downpipes, valleys, ridges, flashings, hips, soffits, chimneys, skylights, vents, roof cavity, roof framing, party walls, including placement of insulation and sisalation; etc.
  • Building Exterior: Wall cladding, siding, windows, security screens, doors, garages, carports, outbuildings, stairs, fixtures, subfloors, decks, posts, railings, pergolas, balconies, veranda’s, awnings, water tanks; etc.
  • Site & Services: Surface water drainage, trees, driveways, pathways and paved areas, fences and gates, retaining walls, planter boxes, pool surrounds, pool fencing, and presence of safety switches, smoke alarms, air-conditioners, hot water units; etc.
  • Building Interior: Ceilings, walls, windows, doors, floors, tiles, woodwork, built-in wardrobes, stairways, kitchen cabinets, bench tops, splashbacks, sinks, taps, toilets, laundry tubs, baths, showers, shower screens, vanities; etc.
